Selling without an agent works when every part of the job has an owner. Here’s who does what.
Pricing and options
An agent suggests a price.
See buyer interest near you and which ways to sell fit your mortgage, then set your own price.
Finding serious buyers
An agent markets the home and screens buyers.
Clavesta matches you with buyers whose price, options and timing fit, and every buyer verifies who they are.
Terms and paperwork
An agent writes up offers and counteroffers.
You and the buyer agree on terms yourselves, with the math shown. A real estate attorney or title company puts the contract in writing.
Getting to closing
An agent keeps the deal on schedule.
Your Deal Path guides you both through every step: where you are, what’s next, who to contact, typical cost and time, and suggested providers you’re free to choose.
Three ways to sell
More ways for buyers to say yes
Every buyer can make an offer with cash or a bank loan. If your mortgage allows, a buyer taking over your loan or seller financing can widen the pool.
Every home
Cash or bank loan
Every buyer can make an offer.
Your home is for sale directly: buyers pay cash or bring their own bank loan.
You keep the listing commission, and you’re paid in full at closing.
Verified buyers only, matched on price and timing.
You still pay closing costs, like title and escrow, to the providers you choose.
Enter your price and mortgage in the free options tool. See which ways to sell fit, what you’d net and the commission you’d keep.
Get verified and list
Verify your identity and that you own the home. Your listing goes live with your price and options; the exact address stays private.
Match with verified buyers
Buyers whose price, options and timing fit are matched with you. Chat and schedule viewings in the app.
Agree on terms

Yes. Homeowners can sell their own home without a real estate agent. A title company or, in some states, a closing attorney handles the closing, and a real estate attorney can review your contract.
How much can I save selling without an agent?
The listing agent’s commission alone typically runs about 2.76% of the price (Clever, Aug 2026): about $11,437 on a $414,400 home. Both agents together usually cost about $21,500–$23,600. If you’d otherwise have used agents. If you hire your own agent, you’d pay them.
What will I still pay?
Closing costs, paid to the providers you choose: sellers’ costs, not counting commission, typically run about 1%–3% of the price (Redfin, 2026). Clavesta’s fee is flat and one-time: $49 for sellers. Clavesta’s fees are flat and one-time. They’re never a percentage of your price and never charged at closing.
Who handles the contract and disclosures?
You and the buyer agree on the terms, and a real estate attorney or title company prepares the contract. Most states ask sellers to disclose known problems with the home, and homes built before 1978 need a lead-based paint disclosure. An attorney can tell you what your state requires.
What if a buyer comes with an agent?
That’s fine. Since August 17, 2024, buyers sign a written agreement with their agent, and pay is negotiated deal by deal. You decide whether to contribute; the options tool shows how it changes your net. Clavesta doesn’t negotiate or suggest the amount.
