How this estimate works

  1. Payment capacity. From your income and debts, we find the monthly housing payment that fits typical debt-to-income guidelines: around 28%–31% of gross income for housing and 36%–43% for all debts, up to about 50% with strong files.
  2. From payment to price. We take out an example amount for property taxes and insurance, then work back from the payment at today’s typical 30-year rate to a loan and a price.
  3. Your savings. The down payment and closing costs have to come from savings, so savings can set the limit.
  4. Programs. Your credit range, work history, service and location preferences map to typical program rules: Conventional, FHA, VA and USDA.

What this leaves out

  • Your actual credit report, assets and documents, which a lender checks.
  • Mortgage insurance, HOA dues and local tax rates.
  • Lender overlays and rate differences by credit score.

Frequently asked questions

What mortgage do I qualify for?

Lenders look at your income, your monthly debts, your credit, your savings and how steady your work is. Public program guidelines put the housing payment at around 28%–31% of gross monthly income and all debts at around 36%–43%, up to about 50% with strong files. Only a lender can tell you what you qualify for, after checking your credit and documents.

Is this a prequalification or a pre-approval?

Neither. It’s an education-only estimate from public program guidelines. A pre-approval comes from a lender who checks your credit and documents. Clavesta isn’t a lender and doesn’t take loan applications. Talk to a lender for a pre-approval.

What credit score do I need for a mortgage?

As typical guidelines: conventional loans usually start at a 620 score with 3%–5% down. FHA loans can work from 580 with 3.5% down, or 500–579 with 10% down. VA loans are for eligible service members, veterans and some spouses, often with no down payment. USDA loans are for eligible rural areas under income limits.

What if a bank loan looks unlikely?

You may not need a bank. With seller financing, the seller sets their own requirements. Taking over an assumable FHA, VA or USDA loan can get you a lower rate, though the servicer still checks your credit and income. If you’re self-employed, lenders usually ask for two years of tax returns, so seller financing can be another path.

Will sellers see my answers?

No. On this page, your answers stay in your browser: nothing is saved or sent. In the Clavesta app, answers you choose to save stay private on your own profile. They’re never shown to sellers and never used to rank or filter buyers.
