Fees vs closing costs

What your fee covers, and what it doesn’t

Your Clavesta fee covers verification, matching, messaging, the Deal Path that guides you through every step to the keys, and the tools.

Covered by your Clavesta fee

  • Identity verification, and ownership checks for sellers
  • Matching on price, options and timing, with near matches explained
  • Messaging and viewing scheduling with verified people
  • The Deal Path, guiding you both through every step from first match to the keys: what’s next, who does it and typical costs
  • Calculators and tools: options, costs and savings, trade-offs

Paid to the providers you choose

  • Title insurance, escrow and settlement fees
  • Recording fees and transfer taxes
  • Lender fees, appraisal and loan origination
  • Attorney fees, inspections and surveys
  • A buyer’s agent, if you choose to hire one

Typical closing costs: buyers with a mortgage about 2%–5% of the price including prepaids (Freddie Mac, CFPB); sellers about 1%–3%, not counting commission (Redfin, 2026). Estimates are typical ranges for planning, not quotes. Your actual costs depend on your state, your providers and your deal.
