Buy a home directly, the way that fits you

Tell us how you’ll buy: cash, your own bank loan, taking over a seller’s lower rate, or seller financing. Clavesta matches you with verified homes that fit, and guides you to the keys.

Savings first

What buying directly saves

No buyer’s agent commission, and one flat Clavesta fee. You’ll still pay closing costs to the providers you choose: buyers with a mortgage typically pay about 2%–5% of the price, not counting the down payment (Freddie Mac, CFPB). Cash buyers skip lender fees.

Three ways to buy

A bank loan isn’t the only way in

Choose any mix in your buyer profile. We explain each one in plain language, with the trade-offs.

Every home

Cash or bank loan

Buy with cash or your own lender.

  • Every home on Clavesta is for sale directly to buyers paying cash or with a bank loan.
  • Get pre-approved by any lender you like.
  • No buyer’s agent commission to pay unless you hire an agent.

A lender decides on your loan. Cash deals often close faster.

Can I get a mortgage?
Lower rate

Assumable mortgage

Take over a seller’s lower rate.

  • Many FHA, VA and USDA loans can be taken over at their original rate.
  • A lower rate can mean a lower monthly payment.
  • You qualify with the loan servicer, much like a new loan.

You pay the equity gap, the price minus the loan balance, in cash or with a second loan.

How assumable loans work
Without a bank

Seller financing

Buy without a bank.

  • The seller acts as the bank and sets their own requirements.
  • Can fit self-employed buyers or people rebuilding credit.
  • Terms are agreed between you and the seller, then written up by licensed pros.

Usually not cheaper than a bank loan, and many notes have a balloon payment.

Not sure a bank will say yes?

Answer a few questions to see an estimated budget, which loan programs might fit, and other ways to buy if a bank isn’t the right fit. It’s an estimate, not a pre-approval.

Your answers stay private. On the site they never leave your browser. In the app, they’re never shown to sellers and never used to rank you.

Who it’s for

For bank-ready buyers, and the ones a bank misses

Whether you’re pre-approved or your income doesn’t fit a bank’s checklist, there’s a way to buy directly.

Ready with cash or a bank loan

Buy straight from verified sellers, with your own lender or cash, and no buyer’s agent commission to pay.

Self-employed or gig income

Your income is real, but it doesn’t fit a W-2 checklist. A seller can look at the whole picture.

Rebuilding after a credit setback

A past bankruptcy or late payments can shut you out of bank loans for years. Sellers set their own requirements.

Newer to credit

A thin credit file or a newer history in the U.S. doesn’t have to be the end of the conversation.

After a lower rate

Assumable FHA, VA and USDA loans keep the seller’s original rate if you qualify with the servicer.

How it works

From your terms to your keys

Both sides say what they can do. Clavesta shows where you overlap and what’s left to agree on, then guides you both through every step to the keys, the step-by-step help people usually hire an agent for. You and the seller decide.

The steps of a direct home sale
  1. Tell us how you’ll buy

Cash or your own bank loan, taking over a seller’s loan, seller financing, or any mix. Plus where you want to live, your budget and timeline.

  2. See exact and near matches

Homes that fit come first. Homes one or two terms away show each gap, like “Price: seller $420,000, you $400,000.”

  3. Get verified, then connect

Verify your identity once to see full listing details and message verified sellers.

  4. Agree on terms and close

You and the seller agree on terms yourselves. Your Deal Path guides you both through every step to the keys: where you are, what’s next and who to contact. Your lender, a title company and other pros you choose handle the closing.

Be ready

What you’ll need

  • For a bank loan: a pre-approval letter from the lender you choose.
  • For cash: proof of funds you can share with the title company.
  • For seller financing: a meaningful down payment and proof you can pay, like bank statements or tax returns.
  • For an assumable loan: approval from the loan servicer, plus cash or a second loan to cover the equity gap.
  • Licensed help to close. A title or escrow company, and your lender or a loan originator. Your Deal Path shows who does what at every step.

The honest trade-offs

  • Usually not cheaper. Seller financing buys access and flexibility, not a lower rate.
  • Balloon payments come due. If your note has one, you’ll need to refinance or pay it off by that date. Plan for it from day one.
  • Compare offers. Non-bank lenders (non-QM loans) are worth pricing too.
  • Assumptions take time. The servicer has to approve you, and the paperwork can take a while.

Questions people ask

Do I need a buyer’s agent?

No. Buying directly on Clavesta, there’s no buyer’s agent commission to pay unless you choose to hire an agent. If you’d otherwise have used agents. If you hire your own agent, you’d pay them. Since August 17, 2024, buyers who work with an agent sign a written agreement with them, and pay is negotiated deal by deal.

Is Clavesta a lender?

No. Clavesta is a technology platform that matches buyers and sellers and explains the options. You bring cash or your own bank loan, take over a seller’s loan with the servicer’s approval, or the seller provides financing. Licensed professionals you choose handle loans, title and closing, and your Deal Path guides you through every step.

What does it cost to buy on Clavesta?

Creating an account is free. Clavesta’s fees are flat and one-time. They’re never a percentage of your price and never charged at closing. Buyers pay Clavesta Verified ($49) and an Unlock ($79, 12 months with every seller). Your closing costs go to the providers you choose; buyers with a mortgage typically pay about 2%–5% of the price (Freddie Mac, CFPB).

Is seller financing cheaper than a bank loan?

Usually not. Sellers tend to charge rates close to or above bank rates, because they take on more risk. Its value is access and flexibility for buyers who don’t fit bank rules. Assumable loans are the path that can lower your rate.

Will sellers see my buyer profile or my mortgage check?

Your buyer profile is private and used to find your matches until you choose to connect. Answers to the mortgage check are never shown to sellers and never used to rank you. We never sell your information.
